ORANA - Mixed Farming

Arable Broadacre Cropping farmhouse Fenced Grazing Lease Livestock Machinery shed Mixed Farming Shearing shed Shed Sheep Wheat Yards

Elders Real Estate is pleased to present "ORANA" to the market, an opportunity to secure a mixed farming enterprise with proven cropping and livestock production capabilities.

Comprising a single freehold title, the property encompasses a total land area of 926 hectares (2,288 acres), with approximately 854 hectares (2,110 acres) of cleared and arable country suitable for broadacre cropping.

Farmed on a year-in / year-out basis of wheat and barley, with sheep grazing during the lay phase. Excellent self-regenerating pastures provide valuable livestock feed and support long-term productivity.

Featuring gently undulating topography and grey sandy loam soils, with non-arable areas of stony rises and pockets of native vegetation, providing natural shelter for livestock.

Infrastructure improvements include:
• 2-stand shearing shed with adjoining sheep yards
• Machinery shed
• Implement shed
• Fertiliser shed
• Comfortable 4-bedroom, 1-bathroom family farmhouse

The property is well fenced into 11 main paddocks and is serviced by mains water connected to livestock troughs.
The farming district receives approximately 300mm average annual rainfall.

ORANA presents an attractive opportunity for existing operators seeking expansion or investors looking to secure a mixed farming asset.
