319 Old Koonwarra - Meeniyan Road, Koonwarra VIC 3954

If you're looking for a home with character, a story to be told, with acreage, garden, paddocks, and lovely views across farmland, then here is an opportunity to grow, create and enjoy!

Originally built in 1902 as the railway gatekeeper's house on the Koonwarra railway line, this charming piece of local history was relocated to its current position by bullock team in the 1920's. Today, it sits on 1.2 hectares / 3 acres* along a quiet country road, just a 12-minute drive to Leongatha.

The home features:
Light filled dining and living room with cathedral ceilings, timber floors, wood heater, reverse cycle air conditioner and French doors opening out to the deck, a lovely place to enjoy the garden and views beyond.

The kitchen has a central island bench, with breakfast bar, gas cook top, electric oven, dishwasher, pantry cupboards and charming original chimney and fireplace, currently not in use.

There are three bedrooms, including a spacious master with cosy fireplace and walk-in robe. The master has a separate adjoining smaller room, once the baby's room, but would also make an ideal home study or convert to an ensuite.

The bathroom is brand new, having only been completed in recent months. It is stylish and modern, perfect for this country home with free standing bath, separate shower, vanity and toilet. (with a second toilet in the laundry).

Externally:
The original shedding offers plenty of scope and opportunity. With its own separate entrance, the former dairy has power and presents an exciting opportunity to create an amazing home studio, with views stretching towards the coastline.
Alternatively, remove the existing structure and create the perfect site for a substantial new shed, designed to suit your needs and vision.

The garden has a beautiful arbor of wisteria and ornamental grapes, with table and chair area to enjoy the serenity. The property is spacious so there is room to add garden or create more paddocks. And for those who love to ride horses or bikes or simply take a long stroll, then you only need to wander down the quiet road to the Great Southern Rail Trail in Koonwarra.

Located just 6 minutes to the vibrant village of Meeniyan with its cafes, hotel, boutique shops, jewellers and artisan bakery, or pop down the corner to the Koonwarra café for coffee or 12 minutes' drive to Leongatha's major supermarkets, 20 minutes to the beaches of Inverloch and just under 2 hours to Melbourne.
