Timely opportunity to acquire 53,127 acres (approx.) of breeding country with a grow out capacity in North QLD approx. 3 hours SSW of Charters Towers as the property is being sold for succession planning purposes.
Mixture of pulled country and scrub / forest grazing all exceptionally well grassed. Ideally located with good access to Townsville and South to processors and feedlots and within range to Mackay to the East.
Comprises a mix of country ranging from Carmichael Creek, Brothers and Dingo Creek frontage country, blending into mixed scrub and softer desert areas. The NE sector comprises mixed soft to fair desert country leading back to inferior jump ups and tableland areas on the Eastern or Moray Downs boundary.
Grass populations consist mainly of Black Spear, Forest Mitchell, Urachloa and extremely strong Seca and Buffel on the pulled country.
Boundary fence is rated as good with approx. 15 km of new 4 barb erected on the Northern boundary with Moonoomoo and another section on the Southern end with Ulcanbah.
Internally fenced into approx. 16 main paddocks plus holding paddocks in fair to good condition. A laneway is in place from the central part of the property (Sawpit) back to the yards and a new internal fence of approx. 8 km is under construction between Diamond and Back and Swampy paddocks.
Carmichael is a very well-watered property with an average annual rainfall of approx. 22 inches (550mm). There are permanent and seasonal waterholes in the Carmichael River and Brothers Creek and approx. 44 dams and 6 bores (5 equipped).
There is a permanent lagoon near the homestead and water is pumped to a 13,500 litre tank on an 8M stand for the homestead complex.
Water is also supplied for the Homestead complex from the House Bore, which is equipped with an electric submersible pump to a 22,500 litre poly tank on and 11M steel stand. This overflows into the other 13,500 litre tank off House Lagoon.
The Homestead complex includes the main house which has 3 bedrooms, two bathrooms, office and 3-bay carport. The second home has 5 bedrooms, renovated bathroom and kitchen, separate toilet and office.
