220 Aire Settlement Road, Johanna VIC 3238

Hidden within the pristine landscapes of Johanna, this remarkable 127-acre (approx.) holding is the sort of property that rarely comes to market and is impossible to replicate.

A place where towering native forest, flowing waterways and abundant wildlife combine to create a truly authentic Otway escape, the property enjoys frontage to both the Ford River and Wait A While Creek, providing a stunning natural backdrop and endless opportunities to immerse yourself in the outdoors.

As you explore the property, you'll discover pockets of open land surrounded by beautiful stands of native gums, blackwood and messmate trees. The landscape is alive with wildlife, from colourful parrots and rosellas to kangaroos, wallabies and deer, creating an environment that feels a world away from the hustle and bustle of everyday life.

The improvements include an original house requiring substantial renovation, a lock-up 7.5 m x 11 m shed with a concrete floor, and a small garden shed. Whether you choose to restore, rebuild or simply enjoy the property as a private retreat, the real value lies in the extraordinary land itself.

Imagine spending your weekends fishing in the creek, camping beneath the stars, exploring your own stretch of native bushland, or simply unwinding to the sound of running water and birdsong. This is a property that invites adventure, relaxation and a genuine connection with nature.

Positioned just 11 minutes from Johanna Beach, one of Australia's most iconic surf beaches, and only 13 minutes from Lavers Hill, you'll enjoy the perfect balance of seclusion and accessibility.
