1924 Benalla Yarrawonga Road, Bungeet West VIC 3726

'Ellamanna' is an impressive property that will allow you to farm at a commercial scale, while still being affordable for those just entering the rural sector, working off-farm or downsizing from a larger property. At 175 Ha - 434 Acres, the land is well suited to grazing or fodder production.

At the heart of 'Ellamanna' is a large 4-bedroom/2 bath Victorian era homestead with a host of heritage features such as high timber lined ceilings, French doors and OFP. The floorplan is well laid out for comfort and functionality; the house has 2 Living areas - the largest of these opens to the kitchen and a dining alcove.
The cottage style kitchen has a walk-in pantry and enamelled Stanley wood combustion stove at its centre. Wide verandas protect 3 sides of the home and you have the utility of a second main entrance through the mud room and laundry. The home is set amid a mature garden of native and exotic trees and shrubs with the landscaping featuring extensive rockwork. A bonus is the grid connected 10 panel solar system.

Also of note are the numerous outbuildings - firstly there is a modern studio (currently set up as a bathing gazebo), then the historic original woolshed, a workshop and machinery shed with hand hewn timber frame.
In addition to the operational infrastructure, other property features include:
• Native pasture base with recent fertiliser history
• Rising well drained country with a large, treed area to the rear of the farm
• Divided to 6 paddocks with 7 dams - 3 of these being spring fed
• Water security enhanced by a large catchment dam, holding tanks
• House water supplied by a rock lined, covered well (spring fed)
• All weather surface on the central tree lined driveway

The property has been home to a sheep enterprise, so the original shearing shed and yards are in excellent working condition. There are impressive views from a range of sites - from the giant boulders and Thoona gums at its highest elevation, to the expansive outlook across the Goulburn Valley floor to the far distant Alpine ranges.

Centrally located just 22 km from Benalla and 41 km from Yarrawonga, this could suit as a home base for those working off-farm in either location. Contact agent Luke Marple to schedule a private inspection, and experience the charm and potential of this remarkable property.
