1 Longwood-Ruffy Road, Ruffy VIC 3666

For decades this land has been part of Ardroy, and it carries all the character of the Ruffy hills: timbered ridges, great granite outcrops and productive gently sloping paddocks with long views down the valley to the plains.

Taking in approximately 169 acres*, it holds the working side of the estate - a self-contained cottage, stables, a round yard and two large sheds - making it a ready-made base for horses, a few cattle or sheep, or a new home in the hills.

The country rises from the paddocks near the road into stands of timber and broad granite slopes, so there is always somewhere new to walk or ride. Closer to the sheds, several paddocks are fenced for horses, while the rest of the land could also run a few cattle or sheep alongside them.

The shed complex sits in close access to the road, where two large sheds house the stables, with a steel-panel round yard, smaller yards and water tanks alongside, and a windmill turning on the rise behind. A short walk away, the self-contained cottage offers somewhere to live from day one - for a manager, family or guests, or for you while a new home is planned and built.

Water has been well provided for. Several dams are spread across the property, two of them just below the sheds, with creeks winding through the gullies after rain, and road gates provide separate access to the land.

At more than 40 hectares, the property also offers the opportunity to rebuild a new home on one of the higher sites and take in the view, subject to council approval. For those wanting the full estate, the Ardroy homestead and its 41 acres* next door is being offered separately at 933 Longwood-Ruffy Road, giving the chance to bring the two back together.
