Next in the cheapest land for sale Queensland was the central-west Queensland town of Boulia ($113/ha), followed by the south-west Queensland towns of Murweh ($191/ha) and Paroo ($202/ha), and Winton ($267/ha) in the central-west.

Ceduna - a town located on the shores of Murat Bay on the west coast of Eyre Peninsula – is the cheapest place to buy farm land in South Australia, according to the 2021 Rural Bank Farmland Values Report.

The report found the median price per hectare of farmland in the area – approximately 786 kilometres north-west of Adelaide – was $452 in 2020, up an average of 8.7 per cent per annum over the past five years. This compares with a state-wide average of $5,482/ha, up an average of 13.2 per cent over the past five years.

Cheapest Farm Land in South Australia

Next in the cheapest land for sale was the coastal town of Streaky Bay ($2,636/ha) on Eyre Peninsula, followed by Karoonda East Murray ($861/ha) in the Mallee region, the fishing town of Franklin Harbour ($938/ha) on Eyre Peninsula, and Renmark Paringa ($995/ha) in the Riverland.

The report found the median price per hectare of farmland in the area was $1,922 in 2020, down an average of 3.5 per cent per annum over the past five years. This compares with a state-wide average of $13,691/ha, up an average of 9.5 per cent over the past five years.

Cheapest Farm Land In Tasmania

Next in the cheapest land for sale was Flinders Island ($2,569/ha), followed by Glamorgan-Spring Bay ($2,656/ha) on the central east coast of the state, and the Southern Midlands ($4,519/ha) and Huon Valley ($5,683/ha) in Tasmania’s south.

The report found the median price per hectare of farmland in the area was $1,195 in 2020, up an average of 4.4 per cent per annum over the past five years. This compares with a state-wide average of $8,114/ha, up an average of 11.1 per cent over the past five years.

Next in the cheapest land for sale Victoria was Swan Hill ($2,636/ha) in the state’s north-west followed by Gannawarra ($2,699) in northern Victoria, Central Goldfields ($3,069/ha), and Buloke ($3,089) in western Victoria, which includes the towns of Birchip, Charlton, Donald, Sea Lake and Wycheproof.

The report found the median price per hectare of farmland in the area – approximately 300 kilometres north-east of Perth – was $287 in 2020, down an average of 6.6 per cent per annum over the past five years. This compares with a state-wide average of $3,066/ha, up an average of 8.9 per cent over the past five years.

Next in the cheapest land for sale was Narembeen ($384/ha) – about 286 kilometres due east of Perth and in the wheat-belt region, followed by Morawa ($395/ha) and Northampton ($546/ha) in the mid-west, and Merredin ($624/ha) in the central wheat-belt mid-way between Perth and Kalgoorlie.
