Highly Productive Approx 517 Acre Block 7.5km From Cootamundra Main Street
The sale of 'Jakara' by EOI presents a great opportunity to purchase a very well improved and highly productive grazing/cropping block close to the township of Cootamundra in the South West Slopes region of NSW. With a 650mm annual average rainfall and an easterly aspect, 'Jakara' has the ability to run and fatten large numbers of livestock both sheep and cattle.
The property was purchased by the current owners in 2015 and has since undergone a massive capex programme that has included the following developments;
- lane way system throughout
- liming program
- rock picking
- water control through strategic drains and pipes
- fencing
- water to most paddocks via troughs
- trees planted strategically along water ways
- pastures established
Under present management, 'Jakara' which has been run in conjunction with 'Stradbroke' next door, has averaged 6 DSE/ha over summer with minimal supplements. Over winter, this figure has averaged 25 DSE/ha. The main enterprise has been to grow and finish trade stock on grazing canola and cereal crops with a view of capturing the winter 'premium' markets. Both cattle or sheep can be run on the property with the fencing and water adequate for either. Fertility on 'Jakara' has been boosted significantly in the past 5 years to match the increasing productivity
Water on the property is a feature. A bore supplies water to a large tank which then gravity feeds to a series of troughs across the farm. Town water is also connected, and several large dams complement the troughs.
'Jakara' is over 70% arable with a large proportion of the balance, revegetated tree lots. The soil is mostly granite or grey podsol. The podsol is a loamy topsoil overlaying a clay subsoil. When sown to perennial pastures (predominately lucerne and phalaris), the productivity is enhanced by the self-watering nature of the creek flats.
The 3 bedroom brick/weatherboard house is in very good condition and features reverse cycle air conditioning, a modern kitchen, and a wood fired heater.
A 3 stand shearing shed and machinery shed complete the infrastructure.
Agents Comments;
With livestock prices currently 'going through the roof', and recent rainfall perhaps signalling the end of the drought, the sale of 'Jakara' represents a great opportunity to purchase a highly productive livestock block at a time when the industry is set to rebound.
