Positioned in the heart of one of Central Queensland's most productive agricultural districts, "Carnemore" presents a rare opportunity to secure a substantial mixed farming and grazing holding encompassing approximately 13,748 acres of highly regarded freehold country.
Ideally located near the rural communities of Tieri and Capella, "Carnemore" combines the advantages of a peaceful agricultural setting with convenient access to essential services. Local schools, shopping facilities and medical services are within easy reach, while the major regional centres of Emerald and Clermont both located approximately 75 kilometres away provide expanded business, agricultural, transport and commercial services with ease of access to multiple saleyards, feedlots and export abattoirs.

What sets "Carnemore" apart is the diversity and quality of its land resources. The property features areas of rich black soil cultivation country, renowned for its productive capacity and suitability for broadacre cropping programs. These fertile cultivation flats provide strong potential for both existing agricultural enterprises and future development opportunities.
Complementing the cultivation country is a great balance of quality grazing land, characterised by rich loamy soils supporting productive pasture growth. The lighter country/soils on "Carnemore" offers excellent versatility for livestock production while maintaining the natural resilience required for Central Queensland conditions.

A defining feature of "Carnemore" is its unique natural landscape. The property's creek systems and gentle topography create an attractive and highly functional environment, with a natural drainage pattern that supports water harvesting opportunities across the holding. The configuration of the country lends itself to the development of multiple dam sites, offering significant potential to further enhance water security and agricultural productivity.

The combination of fertile soils, quality grazing country and substantial water development opportunities provides a foundation for a wide range of agricultural pursuits. Whether operated as a mixed farming enterprise, a dedicated grazing operation, or a combination of both, "Carnemore" delivers scale, versatility and potential.
