Inkerman Station is situated 15km south of Home Hill and 110km south-east of Townsville in the heart of the Burdekin basin food bowl making it is ideally located in close proximity to major towns, services and markets. It is approximately 16,622 hectares or 41,074 acres in 14 freehold titles. The property is well suited to any combination of farming, breeding, backgrounding, or fattening and can either stand alone or benefit a larger operation.

It consists of a strong mix of soil types, timbers and pastures which provide the ability to farm, breed, background or fatten. The darker soils are farming quality and directly neighbour existing commercial farming areas. The property has a large area of locked in PMAV (approx. 5,900 hectares) of which the majority has been previously treated. Continued and targeted development of these areas has been a key focus under current owners and includes pulling, raking, cutter barring and planting of sorghum crop for grazing.

Darker alluvial soils are predominant in the northern and eastern parts, red loam and sandier soils are located closer to the ridge areas and typical granite soils cover the low range portions. This variety in soils provides the diversity of pasture to achieve strong performance results.

A strong mix of both native and introduced pastures, stylo's and crop benefit the production capabilities of Inkerman. It carries a good stand of fresh native pasture including, Black Spear, Urochloa, Indian couch, Flinders, Forest Mitchell, Kangaroo and Blue grasses. Secca and Verano stylo's are prolific throughout the property with other introduced varieties like Silk Sorghum, Rhodes, Paragrass, Bambatsi, Butterfly Pea, Desmanthus are also well established in areas of the property. A large area has been seeded with a Forage sorghum mix of Sweet Abundance, Calorific Sweet and Lush Forage and provide an abundance of fattening quality crop.

Inkerman experienced a good wet season and presents with a good body of fresh pasture and crop. The long-term annual average for Inkerman Station is 900mm (approx. 36 inches), most of which is traditionally received during the summer months.

Inkerman is well improved and set up for either a resident owner or manager. Buildings include the striking 4-bedroom main homestead set in established lawns and gardens; second managers house; self-contained cottage; 3 large sheds of which one is a large open bay under-roof area with full hardstand; multiple outbuildings, and 2 sets of fully equipped cattle yards. The Saranic yard is a newer Proway design with compressed air functionality.

Inkerman is fully boundary fenced and subdivided internally into 6 large & 14 smaller main paddocks with series of smaller holdings paddocks throughout. Most main paddocks have a holding square and are linked to an extensive lane system leading to either set of yards to assist with ease of mustering. There is a lane between both sets of yards which enable the ease of movement and education of cattle when required.

It is is well watered by 15 bores (4 not utilised), 11 open dams and a series of permanent and seasonal lagoons, springs and holes that traverse the area. Water delivery and storage is a large system of interconnecting poly lines to additional water points, from large new tanks and re-equipped bores. Gravity has been utilised to deliver water through these lines in the areas that suit.

The property is being offered partially stocked on a Walk In Walk Out and as a Going Concern. It is offered with an extensive list of plant and equipment including a list of heavy machinery and 2,000 EU accredited breeders (mainly Brangus bloodlines) with Number 6 followers and 55 Wagyu bulls. The herd has a very good reputation for strong performance both in the paddock and feedlot with long term repeat buyers purchasing turn off feeder cattle.

Under current ownership the property has been utilised predominantly as a breeding and backgrounding operation running between 3,500 and 4,000 head including between 2,000-2,500 breeders plus followers, and the balance backgrounding types from 250kg to 420kg. The owners estimate a realistic long term stocking rate of 3,500AE utilising a similar farmed area as current, noting that with further land development (to grass or crop) this will further increase.
