724 Chaplin Road, Tutye VIC 3490

McKean McGregor Mildura are pleased to present a unique opportunity to own, nurture and manage your private nature reserve in the Mallee country of northwest Victoria, offering remote tranquility with access to essential services.

As the owner of this site you will be the proud custodian of covenanted land that is to be forever conserved and cared for as part of Australia’s National Reserve System.

248*ha of the site is in the process of restoration through planting with indigenous species as part of the Victorian government’s ground-breaking BushBank Program.

Two areas, of 5.24*ha. and 5.15*ha. are not subject to restoration and the landowner is free to explore other land uses and development in these areas.

The property sits within Victoria’s iconic Mallee landscape, known for its desert biodiversity, saltbush plains, striking red soils, and characterised by semi-arid plains and extensive dry land grazing. The property has a history of mixed use including grazing, cropping and recreation.

Tutye is located in North-West Victoria just 10 minutes to the township of Murrayville for local supplies, 45 minutes to Ouyen for broader amenities and schooling, around 2 hours to Mildura, the regional hub for health services, schools, shopping, and flights.

The property is currently undergoing restoration through the Victorian Government’s BushBank program, an initiative to address climate change and support wildlife by restoring more than 20,000 hectares of land across Australia.

By stewarding Tutye, you will be actively enhancing biodiversity, and tackling the change in climate that is threatening Australia’s unique landscape and wildlife.

The rehabilitation of the site with native vegetation recognises the site’s important contribution towards creating a bio-link connecting the Boinka State Forest to the north east and the Cowangie State Forest to the South West, as well as the significant carbon capture realised through vegetation re-growth and the positive impact of this on the climate.

Restoration of the site involves the revegetation of open cleared areas (circa 124*ha.), supplementary planting (circa 60*ha.), and enhancement of degraded remnant areas (circa 65*ha.) across four restoration zones.

The planting of seeds and seedlings commenced in the winter of 2023. Species planted includes Dumosa Mallee Yorrell, Grey Mallee, Black Mallee-box, Green-leaf Mallee, Swamp Paperbark, Moonah, Broombush, Dune Wattle, Umbrella Wattle, Dwarf Nealie, Small Hop-bush, and Needle Bush.

Supporting infrastructure includes two large modern style sheds and one small shed (housing the ASKA 20KVA power diesel generator). All infrastructure is situated on an elevated aspect overlooking the property's picturesque landscape.

One galvanised steel frame shed with pitched roof has been adapted into an internal open plan layout, cladded with reflective foil heat barrier insulation plus timber wall panelling, kitchenette with gas upright stove, range hood, double sink, ample storage cupboards.

Separate enclosed toilet, bathroom/laundry. Instant gas hot water, satellite TV, ‘cell-fi’ booster for internet and telephone service.

Climate controlled with ceiling fans, reverse cycle cooling, slow combustion wood heating.

Under the main roof is a 7.2*m x 8.5*m outdoor living zone with concrete floor, ceiling fans, fluorescent lighting and multiple power points. Machinery shed/workshop (21*m x 9*m), galvanised steel frame colour bond clad, concrete floor with 4 of the 5 bays fully enclosed, fluorescent ceiling lighting & multiple power points.

Sheds assist with the harvesting of rainwater, supplying multiple receiving tanks on gravel aprons.
