On behalf of Oriental Agriculture, JLL as exclusive agents are pleased to present for sale Undabri and Yambocully (the Aggregation). Strategically located within the Border Rivers region of Queensland, the Aggregation presents the opportunity to acquire a high-quality, BCI certified irrigation enterprise of scale and quality.

Comprising two contiguous holdings, the Aggregation represents a total land area of 13,920* hectares of which 1,700* hectares is irrigable and a further 8,100* hectares dryland with balance areas comprising grazing, infrastructure and support lands. Substantial water assets underpin the irrigation areas and comprise 8,399 megalitres of supplemented and unsupplemented water via the Yambocully Scheme (plus overland flow).

The Aggregation is offered for sale by two-staged Expression of Interest with stage one closing Thursday 23 November 2023 at 4:00pm AEST. The Aggregation is offered for sale on a going concern basis with inclusions (standing crop and plant and equipment) available. In addition, offers will also be considered for Undabri and Yambocully separately on a contingent basis.

• A proven history of growing both summer and winter crops in addition to supporting a large livestock enterprise.

• 1,700* hectares of irrigation comprising a combination of flood and overhead spray (lateral / centre pivot)

• 8,100* hectares of arable dryland farming with balance areas set up and suitable for grazing

• Annual irrigation water entitlements exceeding 15,000 *megalitres including 8,399* megalitres of both supplemented Dam allocation and un-supplemented entitlements with in excess of 10,500 megalitres of on-farm storages

• Exceptionally well-located on the doorstep of Goondiwindi providing seamless access to end-markets and agricultural support services.

• Currently under the stewardship of Customised Farm Management with suitable plant and equipment inventory providing a turn-key operation of institutional scale.
