Situated 30 kms South of Miriam Vale on the Bruce Highway 'Cedar Vale' is a well-developed, high performing beef cattle property with the added attraction of being close to Agnes Waters with pristine beaches on the southern tip of the Great Barrier Reef. Miriam Vale has a population of about 600 people, holds a monthly cattle sale and offers schooling from Prep- year 10. The cities of Gladstone to the north and Bundaberg to the south are both 95 km away and offer all services. Rockhampton is 200 km north and has weekly cattle sales and major meatworks processors.

The property boasts a mix of rich productive soils ranging from heavy black soil creek flats to gentle rolling hills with red and grey loams. Large Blue Gum, Mahogany, Large Burdekin Plum and scattered Currajong trees have been left standing while care full and extensive development has been carried out. There is a PMAV in place and approximately 3600 acres locked in as category X (white). The creek systems mostly run all year and have sub-tropical rainforest vegetation areas remaining to ensure soil stability. In the last 7 years a large percentage of the country has been raked, ploughed, and seeded with outstanding results. The pasture has an excellent mix of grasses that have been established with Signal, Rhodes, 059 Panic, Green Panic, Lotononis,Creeping Blue, Humidicola,Setaria and Bissett Blue. Legumes include Wynn Cassia, Desmanthus, Burgundy Bean, Butterfly Pea, Vetch, various Stylos and Aztec Siratro. The pastures have been carefully managed in a rotation system and have proven to produce excellent weight gains and support significant numbers of feeder cattle throughout the year. The soils, tremendous pasture growth, reliable rain fall and the way in which the property has been set up lends itself to management techniques that would support potential soil carbon projects.

Water is a feature on 'Cedar Vale' with stock water supplied from a solar equipped bore pumping to a 80,000-gal tank that gravity feeds to troughs in all paddocks, cattle yards, and the house. Several dams and permanent and semi-permanent water in the creeks throughout the property provide addition water and offer peace of mind.

'Cedar Vale' is fenced into 19 main paddocks and multiple holding paddocks with a laneway that adjoins most paddocks for ease of management. Fencing mainly consists of 3 and 4 barb and is in good serviceable condition.

The main homestead on 'Cedar Vale' has 4 bedrooms and a reverse cycle air-conditioning in the living and lounge area with a large veranda/entertainment area that overlooks the property. There are also 2 smaller homes used as workers accommodation located some distance from the main homestead.

A main workshop is 50m x 10m steel frame shed enclosed on three sides fully concreted and has mains power connected. A large steel frame hay/ machinery shed 40m x 18m was erected in 2022 and compliments the station complex.

The cattle yards on 'Cedar Vale' are of timber construction and in good working condition with a vet crush and branding facilities.

Extensive pasture development and the other strengths 'Cedar Vale' boasts have allowed the vendor to consistently run between 1,800 and 2,000 backgrounding cattle and carry these through to heavy feeder weights.

Cedar Vale is a real production powerhouse with excellent pasture improvements that deliver reliable weight gains, this coupled with functional infrastructure and its excellent location make Cedar Vale appealing.
