PROPERTY STRUCTURE
The property comprises a majority of black heavy clay loams over limestone being naturally fertile and productive. The land is well suited to fodder conservation and intensive grazing throughout spring, summer and autumn.
The property was sown to Shaftel Clover in Autumn 2022 for hay production.

STOCK WATER
Stock water is supplied by way of 2 windmills and a new solar pump drawing from the shallow water table supplying poly tanks which in turn supply troughs. The majority of the stock water is near new with the 50mm and 45mm poly pipe being trenched in.

FENCING
The majority of the boundary fencing is near new while the internals comprise mainly plain wire and barb.

IMPROVEMENTS
An unequipped 2 stand crutching shed is situated adjacent the Robertson Hundred Line Road. A sheep yard pad is located adjacent.

FERTILISER
The property receives liberal amounts of fertiliser at cropping rates. Gypsum applied at 2.5 tonne per hectare. Approximately 20 hectares of the property has been reefinatored in the past 3 years along with disc ploughing and levelling. The property has been sown to Wheat for hay and wheat for grain in the past 2 years while the property has been dedicated to Shaftal Clover for hay production in 2022.
