'Tarrallie' 864 Muffets Rd Forbes, 2871 NSW

Grow Grain Without The Pain

4 2 1

Located approx 40km south-west of Forbes, and approx 6km west of the village of Wirrinya, 'Tarrallie' is a 775ha (1,914 acre) cropping property in great condition with a full soil mositure profile for 2022.

The current owners have run 'Tarrallie' as a simple, full cropping enterprise, with no internal fencing. and very few paddock trees making for very efficient paddock operations. A rotation of wheat and canola has been used over the past 5 years. The 2021 cropping program consisted of 235ha of canola and 495ha of wheat. The property is gently undulating with generally red loam to grey soils. A generous fertiliser program has ensured soil phosphorous levels have remained high over the past few years despite high yields.

The 2021 harvest has recently been completed and the vendor has fallowed the stubbles ensuring valuable soil moisture is retained. The stubbles will be continually monitored over the next 8 weeks and if they need to be sprayed again, they will be.

Water is supplied to the property via the East Trigalana Water Users Scheme. The water is delivered to a 256,000 litre tank which sits on a hill behind the main infrastructure. This watering system basically means the property is drought proof when it comes to water. There are also several dams scattered across the property and are all currently full.

Infrastructure on the property consists of the following;

- 15m x12m old open hay shed
- 20m x 16m machinery/ workshop
- 4 x 52m3 approx Kotzur cone bottom silos (40T wheat)
- 1 x 53m3 HE cone bottom fertiliser silo (41T wheat)
- 1 x 128m3 cone bottom silo (100T wheat)
- 1 x 55,000L steel bore water tank
- 1 x 256,000L bore water tank
- 3 x 22,500L rain water tanks
- 10,000L a day bore scheme water access (ETWUG)
- 3" stand pipe with light & power at machinery shed for boom spray filling
- 2 bedroom house (1920's built) 1950's renovated with sleepouts in need of major renovation
- An immaculate 2 bedroom transportable house, fully airconditioned with modern kitchen and bathroom (if needed)

In summary, 'Tarrallie' is a premium grain growing property set up for efficient grain production. The new owners will have little to do other than plant the crop and watch it grow.
