Swallows Lodge is a 137 acre farm at O'Connell on the Fish River with a producing French Truffle grove (Truffiere 5.5 acre / 1000 tree). Also with general grazing paddocks and a small Olive Grove. The farm was established in 2002 when the land was subdivided from Stratford, a large farm dating back to the 1850s. The Truffle Grove (Truffiere) was established in 2003 and has been producing Truffles since 2007.

The farm has building permission and many excellent sites with great views. There are sheds, garage/workshop and comfortable casual accommodation.

The farm is well watered with a licensed Irrigation bore, a Dam and a Well which allows a useful amount of water for irrigated agriculture and domestic use - even during droughts.

The farm has a 2 phase 240 Volt substation. There is major irrigation infrastructure linking the 45,000 litre hill top storage to the bore, the accommodation and the river paddock.

The Truffle grove irrigation is fed by a 4 inch main run from the hilltop tanks with 35 litre/hour sprinklers divided into 2 sections.

The Truffiere is planted in 2 sections - 516 trees planted in October 2003 on an area of 96 x 112 m. Tree Varieties are, Robur (English Oak), Ilex (French Oak) and Hazel Nut. There is a ratio of 1 Oak to 3 Hazels. The odd numbered rows have Robur and the even numbered rows are Ilex. The second section was established in 2007/08 with a slightly larger spacing with 1 Oak for every 2 hazels.

The Home paddock has irrigation for the 20 tree Olive Grove, 5 Oak trees (Truffles) and a Silver Birch as well as a Leylandii pine wind break.

The farm has Satellite internet access. The farm is monitored and controlled by a system accessible via the internet. The system covers all tanks, pumps, soil moisture and temperature as well as a weather station and video camera.

The accommodation is fully lined, insulated and consists of a lounge and dining room (6 x 6 metre with 3.1 metre ceiling) with a slow combustion heater. The kitchen and bathroom adjoin the main room as well as a 3 x 3.5 m bedroom. There is an insulated attic storage area above the main room and a lined sleeping space and children's play area that runs the full the length of the building.

The shed has a 6 x 6 metre lockup workshop/garage which houses the Equipment, Quad bikes and undercover parking on the West side. Access is from the outside via 3 large timber barn style doors.

The kitchen and bathroom have running tank water. The Kitchen has a ample storage and a gas stove run using bottled gas. The bathroom has a flush toilet, shower vanity and a laundry tub with plumbing for a washing machine. There are lots of power points in all areas and generous inside and outside lighting.

The river is an idyllic playground for both children and adults. There a large sections that have a sandy gravel bottom that kids can play in flat bottom boats for hours with lots of shady spots for picnics and the like. There are fish, Platypus and other wildlife in the river valley.

The river paddock has deep alluvial soils that in the past have been used for commercial vegetable cultivation.
